Expertise & Advice · THE GALLERY LL

An independent technical perspective, to inform your decisions.

A DPLG-qualified architect registered with the Paris Order of Architects and a member of the French National College of Expert Architects (CNEAF), Lou Lassoued carries out each expert assessment independently of the delivery of building works.

This structural independence is the foundation of credible expertise. It safeguards objective observations, impartial conclusions and robust reports, whatever the circumstances or pressures involved.

More than twenty years of practice in architecture, interior architecture and expert consultancy underpin a depth of understanding that theory alone cannot provide.

When should you consult a building expert?

Every building defect deserves a considered response.

A growing crack, persistent damp, a disputed handover of building works, a property purchase requiring checks or damage requiring assessment: these situations call for a rigorous, independent and documented technical review before any decision is made.

Lou Lassoued works ahead of key decisions, supporting legal advisers and property professionals, including notaries, lawyers, property managers, buying agents and investors. Every commission receives the same care, whether it concerns a Paris apartment, a private mansion or a heritage property in south-west France.

What you receive

A report with reasoned findings to inform your decisions.

Each commission results in a structured written report illustrated with annotated photographs. Observations are documented and prioritised. Probable causes are analysed and explained. Risks are assessed over the short, medium and long term.

Written in precise, accessible technical language, the report can be used by a lawyer, notary or court. It supports decisions, negotiations or the presentation of a case, according to the situation.

Preparing your building assessment enquiry

What should I provide for the first discussion?

Tell us the town or city, property type, defect observed, when it appeared and how it has developed, together with your objective: understanding a crack, water ingress or damp, preparing for a handover of building works or informing a purchase. Mention any documents already available, such as dated photographs, plans, quotations, invoices or earlier reports. Simply describe these in the enquiry form; arrangements for sharing them can be made afterwards.

How are the commission and report defined?

The free, no-obligation first discussion helps clarify your needs. A proposal then sets out the scope of the assessment and the fees. The report distinguishes observations, probable causes, identified risks and the limits of the examination. Where further investigations are needed, these are specified according to the circumstances and the scope of the commission.
