Cracks & Damp — Building Expertise
Understand the cause before treating the symptom.
In France, shrink-swell clay is a major cause of cracking in houses. Yet many visible cracks have no structural significance. Distinguishing between these situations, and documenting the reasoning, is central to building expertise. This is how that assessment is approached in practice.
What is examined, beyond what is immediately visible
In the absence of a single standard classifying every crack, professional practice may draw on the NF DTU 42.1 reference. As general guidance, hairline cracks below 0.2 mm often affect only the render; cracks between 0.2 and 2 mm warrant monitoring; and openings above 2 mm may require closer investigation, particularly if they cross the masonry. Width is only an initial indication: pattern, orientation and change over time are often more informative.
Monitoring follows a method that is easily overlooked: the crack gauge is not initially set at zero, so that any closing movement remains measurable. Monitoring may extend over twelve to eighteen months, with readings across a full seasonal cycle. This longer observation helps distinguish a stabilised crack, whose opening may vary cyclically with temperature, from active movement that has not ceased.
What the client seesA wide crack above an opening that appears alarming.
What the expert identifiesThe visible crack is superficial and stabilised. A few metres away, a fine stepped crack follows the joints at a corner; its pattern and position near a load-bearing point may indicate differential foundation movement.
The mistake to avoidFilling the most visible crack for reassurance while overlooking the one that may reflect structural movement.
Width attracts attention. Pattern, orientation and development provide the more useful evidence.
Damp when the symptom is treated before the cause
Three different causes can produce a similar stain yet require very different responses. Rising damp may present as a regular horizontal tide mark, a relatively stable height and salt deposits; solutions can involve drainage and a damp-proof barrier. Water ingress is often localised and linked to rainfall, directing attention towards the building envelope. Condensation tends to appear on cold surfaces and in corners, calling for assessment of ventilation and thermal bridges.
A common mistake is to apply a surface seal over rising damp. When evaporation is blocked, moisture may migrate higher, finishes can blister and the damage may worsen. Read the pattern before specifying a remedy: this reduces the risk of paying twice for an unsuitable repair.
Where a defect is visible, the expert looks for its cause. The appropriate response follows from that diagnosis.
When technical findings enter a legal context
For a building completed less than ten years earlier, a crack that compromises structural integrity or makes the property unfit for its intended use may fall within the French ten-year liability regime, under Article 1792 of the Civil Code. A superficial shrinkage crack may fall outside that regime. The applicable legal classification depends on the facts and should be assessed with the relevant legal and insurance professionals.
Where cracking follows a drought and soil rehydration event, insurance compensation may depend on official recognition of a natural disaster. The notification period, increased from ten to thirty days in 2023, is generally counted from publication of the order in the Journal officiel under Article A.125-1 of the Insurance Code. Policy terms, current law and the individual chronology should be checked promptly with the insurer and legal adviser. A rigorous technical report documents the facts without replacing legal advice.
The thresholds and references cited are general guidance only. Every diagnosis is established case by case following an on-site assessment.
A crack you keep watching without knowing whether it is changing, or damp that returns despite previous repairs: before commissioning further work, establish the likely cause. An initial confidential, no-obligation conversation helps assess the situation and define an appropriate scope of expertise.
